The listed pay range or pay rate reflects compensation for a full-time equivalent (1.0 FTE) position. Actual compensation may differ depending on assigned hours and position status (e.g., part-time).
Pay Range:
$86,964.80 - $119,714.81

Position Overview
SUMMARY (Basic Purpose of the Job)
Directs corrective and preventive maintenance work assignments to provide an environment that is free of hazards and is conducive to patient care within resource guidelines. Plans and recommends replacement of equipment. Reviews and recommends approval of plans for construction. Assists in managing day to day construction activities. Resolves problems associated with major equipment and utility losses and manages inclement weather response. Administers fire protection and building automation system programs to assure safety and comfort for building occupants. Provides departmental training for Maintenance staff. Maintains facility as-built drawings and owners' operation manuals. Supervises maintenance staff on a daily basis and provides leadership and management skills necessary to direct staff toward organizational goals. Participates actively in assigned committees.
MINIMUM REQUIREMENTS:
Education: High school diploma or equivalent, with completion of a trade school.
Experience: Five years in hospital maintenance and operation. Three years supervisory experience.
Other Credentials: Drivers License
Knowledge and Skills: Proficiency in English with verbal and written communication skills required. Ability to read and interpret architectural drawings. Ability to interpret an extensive variety of technical instructions. Be versed in applicable Codes and Standards.
Special Training: Proficient in Word and Excel. Knowledge of building systems including electrical systems, emergency power, HVACR, carpentry, plumbing, painting and general maintenance. Needs to have working knowledge of OSHA, ADA, EPA and JCAHO Standards.
ESSENTIAL FUNCTIONS:
• Analyzes work assignments to ascertain impact of available resources. Maintains inventory of necessary resources to avoid service interruptions. Schedules personnel and equipment to perform the tasks necessary to meet the requirements assigned to corrective and preventive maintenance. Develops policies for major equipment and utility losses per accrediting agency standards
• Surveys periodically the campus for hazards and facilitates necessary repairs.
• Ensures the efficient use of available resources, determines procedures, provides guidance and solutions to employees for the delivery of services.
• Ensures that all employees utilize appropriate safety precautions in accordance with departmental policies and governmental standards.
• Evaluates the effectiveness and exercises discretion and judgement when identifying variances from expected outcomes. Maintains PM completion rate at or above 95%
• Analyzes regularly condition of major building systems and equipment. Makes recommendations for replacement of major building systems and equipment. Prepares Capital Request Documents timely. Reviews and recommends approval of plans for construction.
• Assists in managing day to day construction activities to ensure minimal inconvenience to building occupants and to assure compliance with applicable codes, standards and guidelines.
• Manages restoration of services to assure timely recovery while minimizing impact upon building occupants. Makes appropriate notification and schedules, wherever possible, for utility and equipment shut downs.
• Monitors snow removal and ice reduction during inclement weather.
• Schedules testing and maintenance of fire protection system to comply with applicable codes and standards
• Manages building automation system to assure comfort for building occupants and proper temperature and air pressure relationships are maintained.
• Maintains the library of facility as-built drawings and owners' operation manuals.
• Provides guidance to ensure staff are aware of and adhere to hospital and corporate policies and goals. Communicates effectively with staff in open and honest manner. Acts as mentor of staff in matters of compensation, work assignments, work conditions and other staff issues. Develops, schedules, and provides departmental training for Maintenance staff.
• Hires staff, conducts orientation and in-service training for all staff. Disciplines and documents disciplinary actions in accordance with CH policies and procedures. Completes and/or reviews annual staff evaluations within CH specified time frame. Maintains and/or manages time records, schedules PTO and performs other administrative functions as needed.
• Completes annual budget within the required time period and budget restraints.
• Monitors and promotes institutional compliance with governmental and agency regulatory requirements i.e. current Accrediting Agency, NFPA, NJDEP, EPA, OSHA, etc.
• Co-chairs Utility Management Team. Participates in monthly Environment of Care Surveys. Tracks and reports quarterly completion rate for work orders generated as a result of Environment of Care Survey. Maintains quarterly completion rate at or above 95%.
• Maintains a current (living document) Utility Management plan with a minimum annual evaluation. Updates plan as changes occur.
