Position Summary
The Drywall & Painting Technician is responsible for performing professional drywall repair, surface preparation, painting, finishing, and related interior maintenance across company-owned and managed facilities.
The position requires a skilled, dependable tradesperson who can independently assess damaged or deteriorated surfaces, determine the appropriate repair method, complete high-quality drywall and painting work, and leave work areas clean and ready for use.
The technician will work in occupied buildings and must maintain a professional, courteous, and safety-conscious manner while minimizing disruption to residents, patients, employees, visitors, and facility operations.
Essential Duties and Responsibilities
Drywall Repair & Finishing
• Inspect damaged drywall, walls, and ceilings to determine the appropriate repair method.
• Repair holes, cracks, dents, water damage, impact damage, and other drywall deficiencies.
• Remove and replace damaged sections of drywall when patching is not appropriate.
• Measure, cut, fit, and secure drywall panels.
• Repair drywall around electrical outlets, switches, plumbing penetrations, doors, windows, and other fixtures.
• Apply drywall tape, joint compound, and corner bead as necessary.
• Sand and feather repairs to achieve a smooth, uniform surface.
• Match existing wall and ceiling textures, including smooth, orange-peel, knockdown, and other common finishes.
• Prepare repaired surfaces for primer and paint.
• Identify underlying conditions such as water intrusion, leaks, structural movement, or recurring damage and report them to the appropriate supervisor.
Painting & Surface Preparation
• Prepare walls, ceilings, doors, trim, and other surfaces for painting.
• Patch holes, cracks, nail pops, and surface imperfections before painting.
• Sand, scrape, caulk, prime, and otherwise prepare surfaces as necessary.
• Apply primer and finish coats using brushes, rollers, and sprayers as appropriate.
• Match existing paint colors, finishes, and textures as closely as reasonably possible.
• Perform touch-up painting and complete-room painting projects.
• Paint walls, ceilings, doors, frames, baseboards, trim, and other interior surfaces.
• Protect floors, furniture, equipment, fixtures, and surrounding surfaces from paint and construction materials.
• Maintain clean, straight, professional paint lines and consistent coverage.
• Properly clean brushes, rollers, sprayers, and other painting equipment after use.
• Properly store and label paints, primers, chemicals, and other materials.
• Notify the supervisor when additional preparation or repairs are required before painting can be completed.
General Maintenance Support
• Perform minor carpentry and general building repairs related to drywall and painting projects.
• Repair or replace damaged trim, baseboards, corner bead, and other associated materials.
• Assist with ceiling tile and grid repairs when needed.
• Assist with minor building-maintenance projects as assigned.
• Identify building conditions requiring additional trade work and communicate those conditions to the supervisor.
Worksite Management
• Maintain a clean, organized, and safe work area before, during, and after each project.
• Properly protect occupied areas, furniture, equipment, flooring, and fixtures.
• Use appropriate dust-control, ventilation, containment, and cleanup procedures.
• Remove construction debris and properly dispose of waste and used materials.
• Maintain tools, equipment, and company vehicles in good working condition.
• Follow all applicable OSHA, safety, infection-control, facility, and company requirements.
• Use appropriate personal protective equipment.
• Minimize disruption to residents, patients, employees, visitors, and facility operations.
Work Orders & Documentation
• Receive and complete assigned maintenance work orders in a timely manner.
• Document work performed and materials used.
• Take before-and-after photographs when required.
• Notify the supervisor of additional repairs or building conditions discovered during the work.
• Communicate anticipated completion times and any delays.
• Report unsafe conditions, water intrusion, structural concerns, or other significant building deficiencies promptly.
Qualifications
Required
• Previous professional experience in drywall repair, painting, remodeling, construction, or facilities maintenance.
• Demonstrated ability to perform drywall patching, taping, mudding, sanding, and finishing.
• Demonstrated ability to properly prepare and paint walls, ceilings, doors, trim, and other surfaces.
• Ability to match existing paint colors and common drywall textures.
• Ability to independently assess a repair and determine the appropriate materials and method.
• Basic knowledge of carpentry and general building maintenance.
• Ability to safely operate common hand and power tools.
• Ability to work independently with limited supervision.
• Strong attention to detail and commitment to quality workmanship.
• Valid driver's license and reliable transportation as travel between facilities is required.
Preferred
• 3+ years of professional drywall, painting, remodeling, construction, or facilities-maintenance experience.
• Experience working in healthcare, skilled nursing, assisted living, commercial, or other occupied facilities.
• Experience with water-damage repairs and restoration.
• Experience with commercial painting.
• Experience using airless paint sprayers.
• Experience with light carpentry, ceiling systems, and general building maintenance.
• OSHA or other applicable construction/safety training.
Physical Requirements
The employee must be able to:
• Stand, walk, bend, kneel, crouch, and reach for extended periods.
• Frequently lift and carry materials and equipment weighing up to 50 pounds.
• Work from ladders and step stools and, when properly trained and authorized, other elevated work surfaces.
• Use hand tools, power tools, painting equipment, and related equipment safely.
• Perform work above shoulder level.
• Work in confined or awkward positions when necessary.
• Repeatedly perform sanding, rolling, brushing, patching, and other manual tasks.
• Tolerate exposure to dust, joint compound, paint fumes, construction debris, and noise while using appropriate PPE and ventilation.
Work Environment
This position will work throughout company-owned and managed facilities, including healthcare facilities, administrative offices, resident and patient areas, common areas, mechanical spaces, and other commercial environments.

Appropriate personal protective equipment, ventilation, infection-control procedures, and safety protocols must be followed at all times.

• Complete assigned work orders within reasonable timeframes.
• Maintain clean, professional, and safe work areas.

• Properly prepare surfaces rather than covering defects with paint.
• Treat residents, patients, employees, and visitors with professionalism and respect.
• Protect company property, furniture, equipment, and facility infrastructure.
• Identify and communicate underlying building problems before they result in larger or more expensive repairs.
• Maintain reliable attendance and punctuality.
• Follow established safety, security, infection-control, and facility procedures.
• Represent the organization professionally while working at any company facility.
Compensation and Benefits
Employment Status: Full-Time
Schedule: Monday–Friday, with occasional overtime or emergency response as required
Pay: Competitive hourly rate based on experience and demonstrated skill
